Management for Guesthouses, Pensions & Small Hotels
Distribution, dynamic pricing, guest communication, housekeeping and reporting for small and mid-sized independent properties — across Germany, Austria and Switzerland. You remain the operator; we run the day-to-day.
RM Hospitality provides operational management for guesthouses, pensions, bed & breakfasts and small independent hotels with from guesthouses to independent hotels — across Germany, Austria and Switzerland. We take over distribution, dynamic pricing, guest communication, housekeeping coordination and reporting, while you remain the owner and operator of your property. This is a service model, not a lease: contracts, licences and revenue stay in your name.
The offer builds on what we do every day as a hotel management company based in Bamberg, Germany: running our own accommodation portfolio, developing our proprietary operations software CENTCOM and applying revenue methods from the short-term rental world. Our portfolio is currently growing at pace — increasingly including guesthouses and small hotels — and this page explains how the model works for room-based properties.
Who is guesthouse and small hotel management for?
Our focus is the independent, owner-run property: the twelve-room guesthouse next to the family restaurant, the pension that is full in season and quiet for months, the bed & breakfast whose hosts want their evenings back, the small hotel that cannot staff reception around the clock. Whether you call it pension management, guesthouse management or small hotel management — across the DACH market, the operational challenges look remarkably similar.
- You personally handle bookings, guest messages, pricing and housekeeping — and your available time caps what the business can earn.
- Rates are static: the same room price applies in trade-fair week and in the low season.
- One booking portal generates most of your reservations, while other channels and your own website sit idle.
- A generational handover is approaching, and the next generation expects documented, digital processes.
We also support boutique hotel operators in Germany, Austria and Switzerland who want to hand over distribution, pricing and digital operations while keeping service, kitchen and character firmly in their own hands.
What do we take over?
The scope is modular and agreed per property. A typical engagement covers five areas:
Distribution and channel management
Professional listings on the channels that fit your property — Booking.com, Airbnb and others — plus your own website for commission-free direct bookings. A channel manager keeps rates and availability synchronised, which greatly reduces the risk of double bookings.
Dynamic pricing and revenue management
Room rates that respond to season, weekday, local events and booking lead time instead of a laminated rate sheet. In our own portfolio in southern Germany (45 units), this approach lifted RevPAR — revenue per available room — by an average of 22 percent.
AI-assisted guest communication
Enquiries, confirmations, arrival instructions and in-stay questions are answered quickly and in the guest's language — automated replies handle routine questions around the clock, sensitive cases go to a person. Routine messages run automatically; anything unusual is escalated to a person.
Housekeeping operations
Cleaning schedules generated from arrivals and departures, digital room status, laundry logistics and quality checks. Your local housekeeping team stays your team — we provide the system and the coordination.
Reporting
A monthly report with occupancy, ADR and RevPAR shows exactly how the house is performing — no more guessing from the bank statement.
You remain the operator — this is not a lease model
Small properties in the DACH region are regularly offered lease arrangements: an operator rents the building, pays a fixed rent and runs the business on its own account. That can suit owners who want to exit operations entirely — but it usually means giving up control, upside and the direct guest relationship. Our model is deliberately different: RM Hospitality works as a service provider in your name.
| Management by RM Hospitality | Lease / tenancy (Pacht) | |
| Operator and guest contracts | You | The leaseholder |
| Revenue and upside | Stay with you; we bill an agreed fee | Fixed rent; upside belongs to the tenant |
| Pricing and standards | You set the guardrails | Largely the tenant's decision |
| Guest relationship and data | Remain yours | Move to the tenant |
How permits, insurance and taxes apply to your specific setup should always be confirmed with your legal or tax adviser — we support you organisationally but do not provide legal advice.
Why does short-term rental expertise help a small hotel?
The vacation rental market went through a decade of forced professionalisation: nightly dynamic pricing, ranking algorithms on the booking platforms, automated multilingual messaging, systematic review management. Large hotel chains run revenue departments for exactly these disciplines; independent guesthouses and small hotels usually have no one for them. That gap is often where a lot of untapped revenue sits.
RM Hospitality comes from that world. Since 2022 we have built an own-operated portfolio in southern Germany: more than three years of operations, 45 managed units, over 50,000 automated processes through CENTCOM and an average guest rating of 4.9 — as Smoobu Ambassador and Airbnb Co-Hosting Ambassador. What co-hosting means and how we run vacation rental management in Germany is documented in detail on this site.
CENTCOM: one system for room-based operations
Behind the service runs CENTCOM, our proprietary operations software. It bundles the daily workload — guest communication, housekeeping planning, reservation data and reporting — in one place, and it treats rooms as units: a twenty-room guesthouse is, operationally, a twenty-unit portfolio.
CENTCOM is also available on its own, without the management service: 169, 349 or 549 euros per month for 1–3, 4–15 or 16–30 units, all modules included, Enterprise from 30 units on request — with a free 14-day trial. Details on the CENTCOM page and under prices.

What does small hotel management cost in the DACH region?
There is no honest flat price for room-based properties: a six-room bed & breakfast with an owner on site and a 35-room hotel with staff are very different engagements. Terms are therefore agreed individually, based on size and scope, after the free potential analysis. For vacation rentals and apartments we publish fixed co-hosting packages; for guesthouses, pensions and hotels, the proposal is written for your specific house — transparent, with no hidden extras.
A hotel management company for Germany, Austria and Switzerland
RM Hospitality is based in Bamberg and works with owners across the DACH region. The levers with the biggest revenue impact — distribution, pricing, guest communication, reporting — are location-independent by design; housekeeping is organised digitally with your team on site.
The markets themselves are anything but uniform: an alpine pension in Austria lives off a hard winter peak, a Swiss lakeside guesthouse off the summer, a German city hotel off trade fairs and weekend tourism. Exactly this variance is why static pricing gives away revenue — and why demand-based management typically pays off for small houses too, not just for chains.
