Turnkey Vacation Rental Setup: From Empty Property to Running Short-Term Rental
One team from concept to first guest — furnishing plan, listings, pricing and automation, delivered as a single project across Germany, Austria and Switzerland
A vacation rental setup service takes a property from empty rooms to a running short-term rental: concept and positioning, furnishing and equipment planning, organizational support with registrations and formalities, listings on all relevant channels, pricing, automation and go-live. RM Hospitality delivers this as a turnkey project for owners across Germany, Austria and Switzerland — priced as an individual quote per property, with an optional seamless handover into ongoing management once you are live.
On this page you will find what the setup includes phase by phase, how it differs from our smaller listing launch packages (349–899 €), what realistic timelines look like, and the DIY mistakes that cost new hosts the most money.
What does a turnkey vacation rental setup service include?
Turnkey means one team is accountable from the first concept conversation to the first guest. You do not have to coordinate a photographer, a furniture supplier, a channel manager and a pricing tool yourself — that is our job. Six building blocks make up the project:
1. Concept and positioning
Which guest segment actually fits this property and this location — business travelers, families, couples, contractors? The answer drives everything downstream: layout, amenities, photography and the price level the market will accept. Positioning decides more about your future revenue than any tweak you make later.
2. Furnishing and equipment planning
This is the core of any furnished rental turnkey setup: we plan furnishing and equipment down to checklist level — beds and mattresses that guests praise in reviews, a kitchen people can actually cook in, reliable Wi-Fi, a smart lock, sensible linen counts. The plan follows the positioning and your budget, not personal taste.
3. Registrations and formalities
We walk you through which registrations and local requirements typically apply to short-term rentals in your municipality and support the paperwork organizationally, so formalities do not stall the project. To be clear: we do not provide legal or tax advice — binding questions belong with your lawyer or tax advisor.
4. Listings on all relevant channels
A good Airbnb setup service in Germany rarely stops at Airbnb. We create professional listings on Airbnb, Booking.com and other channels that suit your property, keep calendars and rates in sync through a channel manager, and set up accounts and payouts in your name — so you stay in control of your own business.
5. Pricing setup
Instead of one static rate for the whole year, every night gets its own price: seasons, weekdays, local events and booking lead time all feed into it. Getting the pricing logic right at launch matters, because your first weeks of performance can shape how platforms rank the listing.
6. Automation and go-live
Guest messaging, check-in instructions, cleaning coordination and payment flows are automated before the first booking arrives — the same processes we run every day across our own portfolio with our software CENTCOM. Then the property goes live, and we watch the first bookings closely.
How do you turn a property into a vacation rental?
In practice, the path to turn a property into a vacation rental runs in four phases. It starts with a free, no-obligation potential analysis: you describe the property and your goals, we assess the market, achievable rates and occupancy, and you get an answer within 48 hours. If the numbers work, we agree an individual quote and a project plan. Phase two covers fit-out and formalities in parallel; phase three builds listings, channels, pricing and automation; phase four is go-live with monitored first bookings.
How long does that take? It depends mainly on the state of the property, so treat any fixed promise with suspicion. As a rough guide, expect a few weeks to a few months depending on the property and the amount of furnishing required. Your individual quote includes a realistic project plan — not a best-case number.
Turnkey setup or listing launch package — which one fits?
Not every owner needs the full program. If your property is already furnished and guest-ready and you mainly need professional listings and channel setup, our listing launch packages (349–899 €, depending on channels and scope) are usually the faster and cheaper route. The turnkey setup is built for the step before that: an empty or not-yet-guest-ready property that should become a running vacation rental.
| Listing launch (349–899 €) | Turnkey setup (individual quote) | |
| Starting point | Furnished, guest-ready property | Empty or not yet guest-ready property |
| Scope | Listings, copy, photo direction, channel and pricing setup | Concept, furnishing plan, formalities, listings, pricing, automation, go-live |
| Typical timeframe | Days to a few weeks | Roughly six weeks to a few months, depending on the property |
| Afterwards | Self-management or co-hosting | Optional seamless handover into co-hosting |
You can compare all packages and prices at Prices. Not sure which route fits your property? The potential analysis answers exactly that — free and without obligation.
Which DIY mistakes cost new hosts the most?
We see the same patterns in almost every holiday let setup that stalls or underperforms — most of them are avoidable and expensive to fix after the fact:
- Furnishing by personal taste instead of guest segment: money goes into decor, while the things reviews actually mention — mattresses, Wi-Fi, kitchen basics — get the leftovers.
- Photos as an afterthought: phone pictures before the styling is finished mean the listing underperforms from day one, and weak early performance can drag down platform rankings.
- One static price for the whole year: peak weeks are sold too cheap and quiet weeks stay empty. Across our own portfolio of 45 units, the average RevPAR uplift was +23.5 % (six-month comparison, end-2024 vs end-2025).
- Listing on a single platform only: relying on one channel means giving away reach and negotiating power.
- Discovering formalities too late: registration requirements or local short-term rental rules surface after the furniture is ordered, delaying go-live by weeks.
- No automation from day one: every message, check-in and cleaning handled manually — quality wobbles, and the workload surprises most first-time hosts.
What happens after go-live?
The setup deliberately ends with a running property, not a folder of login credentials. From there, you choose how to operate. If you want to host yourself, you keep all accounts and systems — and if you want professional tooling, our software CENTCOM starts at 169 € per month with a 14-day free trial.
Or you hand the day-to-day operation to us in a seamless transition: co-hosting at 15, 20 or 25 % of net revenue depending on the package, with no base fee and with the contract term and notice period set out transparently in your agreement. How the model works is explained at What is co-hosting?, the packages live at RM Hosting, and an overview of ongoing operations is at Vacation rental management in Germany.
Why set up your rental with RM Hospitality?
Because we are operators, not consultants. Since 2022 we have built and run our own portfolio in southern Germany: over three years of operating experience, 45 managed units, more than 50,000 automated processes through our own software CENTCOM, an average RevPAR uplift of +23.5 % and a 4.9 average guest rating. We are a Smoobu Ambassador and an Airbnb Co-Hosting Ambassador — the same playbook we use for our own properties goes into every setup.
Based in Bamberg, we set up and manage properties across Germany, Austria and Switzerland. Alongside vacation rentals, we also work with guesthouses, pensions and small hotels — a segment our portfolio is currently growing into; you will find the details at Hotel and guesthouse management. Frequently asked questions
The turnkey setup is priced as an individual quote per property, because the scope varies widely — a studio apartment is a different project from a house with several units. If your property is already furnished and guest-ready, the smaller listing launch packages (349–899 €) may be all you need. The free potential analysis tells you which route makes sense; you get an answer within 48 hours.
It depends mainly on the starting point. A furnished, guest-ready apartment can go live within a few weeks. An empty property typically needs around six to twelve weeks once furniture lead times, photography and registrations are factored in, and properties requiring renovation or permits can take several months. Your individual quote includes a realistic project plan for your specific property.
We support you organizationally: we help you identify which registrations and local requirements typically apply and keep the paperwork moving so formalities do not delay the launch. We do not provide legal or tax advice — for binding questions about permits, zoning or taxation, please consult a lawyer or tax advisor.
Yes. Alongside vacation rentals, RM Hospitality works with guesthouses, pensions and small hotels, and our portfolio is currently growing in exactly this segment. Terms are agreed individually based on size and scope. You will find more on this at the hotel and guesthouse management page.
Yes, that is the intended path for many owners: after go-live, the property can transition seamlessly into our co-hosting service at 15, 20 or 25 % of net revenue depending on the package — no base fee, with the contract term and notice period set out transparently in your agreement. It is optional; if you prefer to self-manage, you keep all accounts and systems and can use our software CENTCOM from 169 € per month.
On the channels that suit the property — typically Airbnb and Booking.com, plus other relevant platforms, all kept in sync through a channel manager. Listings, accounts and payouts are set up in your name, so you remain the owner of your own distribution and stay independent of any service provider, including us.
