What Foreign Owners Actually Need in the German Market
Managing a short-let in Germany from another country isn't just about handing over the keys. Language, guest-registration rules, local cleaning logistics, and a distance you can't cross for a lockout at 11 p.m. — this is where a resident operator earns its commission. Here's how we cover the gaps a remote owner can't.
On-the-ground operations, remote-owner reporting
We handle native-German guest messaging, check-ins, housekeeping coordination, and issue response locally — then report back to you in clear English with a monthly statement showing revenue, commission, cleaning, and your net payout.
Dynamic pricing via PriceLabs, bookings via your PMS
RM Revenue tunes nightly rates with PriceLabs to lift RevPAR (Ø +22% across our portfolio 2022–2026; results vary by property and market). Our CENTCOM software connects your pricing tool and PMS/Smoobu to automate the day-to-day — it is not itself a PMS or a pricing engine.
EU short-let registration awareness
German cities apply their own registration and permit rules (e.g. Zweckentfremdung / registration numbers), and the EU short-term-rental framework adds data obligations. We flag what applies to your unit and keep your listing compliant — you keep legal ownership of the decisions.
Common questions.
Yes — that's the core of this service. Most owners we work with are not physically present for daily operations. We act as your local operator in German, and communicate with you in English through monthly owner statements and direct contact. Our operational base is in Southern Germany, with software-driven coordination Germany-wide.
Full-service management runs on a commission of 15–25% of net revenue depending on the property's complexity, with no base fee — so we only earn when you do. Optional one-time services include professional listing setup (from 349 €) if your unit isn't live yet.
They matter, and they vary by city. We make you aware of the registration, permit, and EU data obligations that apply to your specific unit and keep the listing aligned with them, but you remain the legal owner and final decision-maker. We recommend confirming specifics with a local tax or legal advisor for your municipality.
Own in Germany. Operate from anywhere.
Tell us where your property is and how it's performing today. We'll show you honestly what full-service management from a resident operator could change — no inflated projections, no fake numbers.
