What is co-hosting?

Definition, services, costs, and when it pays off · ← All guides

Co-hosting refers to the professional, hands-on co-management of a vacation rental or short-term rental by a specialized partner. The owner remains the owner and keeps control – the co-host takes on the work: from listing creation and guest communication to cleaning coordination. On Airbnb there's an official co-host profile for this, through which tasks and responsibilities are managed.

What services does co-hosting include?

Serious co-hosting covers the entire operation. At RM Hosting, that's eight areas:

  • Property onboarding & optimization plan
  • Conversion-strong listing creation (Airbnb, Booking.com & co.)
  • Guest communication – multilingual, around the clock
  • Check-in management with smart locks
  • Housekeeping & laundry coordination
  • Maintenance & upkeep
  • Review management
  • Transparent owner reporting

What does co-hosting cost in Germany?

Co-hosting is usually billed performance-based as a percentage of net revenue. The market standard in Germany:

Listing support (Starter)approx. 15%
Incl. revenue management (Growth)approx. 18%
Complete operational takeover (Full Service)20–25%

The key point: a good co-host only earns when you earn. Through dynamic pricing and higher occupancy, they usually generate more additional revenue than their commission costs. Details on our packages are on the RM Hosting pricing page.

Co-hosting & Airbnb management in Bavaria

RM Hospitality serves owners in Bamberg, Nuremberg, Erlangen, Würzburg, and Munich as well as across Southern Germany. Regional market knowledge is decisive for pricing – trade fairs in Nuremberg, Oktoberfest in Munich, or the Bamberg old-town season shift demand significantly. Our revenue management processes exactly these signals automatically.

Co-hosting vs. self-management

Self-management costs 20–30 hours per month per property and leaves revenue behind through static prices. A professional co-host works with a system of automation software (CENTCOM), revenue management, and an experienced team. The result: more revenue, less effort, full transparency.
